Commercial Dryer Vent Cleaning
Commercial multi-family properties depend on dryer exhaust systems that move air efficiently and safely. When lint and debris accumulate inside dryer exhaust ducts, airflow can drop, equipment can work harder, and risk can increase. Air Tech Solutions provides commercial dryer vent cleaning for property managers who want a structured approach, clear coordination, and a scope that matches how the building is actually vented. We serve commercial properties only (including commercial multi-family communities).
Methods of cleaning (matched to your building design)
Dryer exhaust systems vary widely from property to property—so we align the method to the layout:
Exterior access cleaning
When ducts are accessible from the building exterior, we can clean from the outside using compressed air and hose-based equipment inserted through the exterior termination. This approach dislodges lint and debris from interior duct surfaces and conveys material through the system—often without requiring unit-by-unit interior access.
Interior access cleaning
When interior access is required or preferred, dryer exhaust ducts can be cleaned from within individual units using high-pressure air sweeps and negative-air capture. This method is intended to clean the full length of the exhaust pathway (from the dryer connection point toward the exterior termination) while capturing lint and particulate buildup. During service, the dryer-to-exhaust connection can be visually checked for obvious issues such as loose attachment or visible leakage.
Central duct / shared shaft cleaning
Some buildings use shared or centrally vented dryer systems (often terminating at roof ducts/shafts). In these cases, central ducts can be cleaned as part of the scope. Technicians may access the central duct by removing the exhaust fan assembly as needed, then use compressed-air agitation combined with high-powered vacuum capture to remove accumulated lint and debris. Once cleaning is complete, the fan assembly is reinstalled and secured.
Resident/tenant coordination (when interior access is needed)
For interior-access projects, coordination is everything. Air Tech Solutions can support scheduling workflows in coordination with property management, including resident/tenant communications and appointment scheduling when authorized. Unit access requirements and any per-unit billing/collection process (if applicable) are handled according to the property’s rules and the approved proposal—no pricing is published or assumed without authorization.
Safety, documentation, and exclusions
If a unit/system cannot be accessed or safely serviced at the scheduled time, it is documented and excluded. Repairs, modifications, or code corrections are not performed unless separately authorized in writing.
